Florida condo owners face tough decisions as inspection deadline nears

A recent WFLA article highlighted the fast-approaching December 31 inspection deadline for Florida condominiums as a pivotal moment for owners and associations to address years of overlooked maintenance. While state lawmakers promise to address the issue during the next legislative session, condo owners must navigate mounting costs and uncertainty.

John Cadden shed light on the origins of the crisis, pointing to years of deferred repairs and lack of action. “Critical issues weren’t being fixed, and it took a tragedy and loss of life to bring this to the forefront,” Cadden said, referring to the Surfside condo collapse that prompted these new regulations.

Cadden also emphasized that accountability falls on more than condo associations, saying owners contributed by prioritizing lower fees over necessary maintenance. “As difficult as it is for some owners, they need to take a hard look in the mirror and acknowledge the role they played in this,” he explained.

A history of overlooked repairs

Although not all condo communities face a crisis, Cadden noted that those struggling the most often share a history of deferred maintenance. “Owners voted for the boards making these decisions, benefited from years of lower dues and fewer special assessments, and now the bill has come due,” he said.


Taking proactive steps

With lawmakers delaying any new solutions until the next legislative session, Cadden urged condo owners to take matters into their own hands now. “Get involved—attend your board meetings, read the reports, and ask questions. Don’t sit on the sidelines. Be an active and informed owner,” he advised.

As the deadline nears, experts warn that ignoring the issue is no longer an option. Condo owners are encouraged to review their finances, educate themselves on the requirements, and proactively protect their investments.
