Florida lawmakers propose relief for elderly condo owners–but will it be enough?

Navigating legislative changes in Florida’s condo communities

A recent Sun Sentinel article titled “DeSantis Requested Help for Elderly Condo Owners. Here Are the Proposals” highlights new legislative efforts aimed at assisting Florida’s elderly condo owners facing skyrocketing maintenance and insurance costs.

Among the proposed measures are:

  • A $2,500 grant to help low-income seniors cover condo assessments
  • Exemptions from inspection and reserve requirements for buildings under six stories
  • Authorization for condo boards to take out loans for reserves

While these initiatives aim to provide financial relief, experts question their overall impact.

Our Managing Principal, John Cadden, was interviewed for the article and expressed skepticism about the effectiveness of these proposals. He stated, “It seems like a good political platform, but not something that actually is going to have a large impact in most cases.” He also raised concerns about how these grants will be administered and whether sufficient funding will be allocated to meet the real needs of condo owners.
